Ayva replaces a surface parking lot with Oklahoma City's first purpose-built micro-apartment building. Its 78 homes average roughly 450 square feet, proving that compact living can still have light, privacy, outdoor space, and a real relationship to the street.

The four-story building takes cues from the neighboring Pasteur Medical Office Building and wraps its mid-century parking garage. Masonry detailing, gold doors, angled steel window frames, balconies, and walk-up ground-floor units give the facades rhythm at both city and human scale. A landscaped courtyard is tucked between the apartments and garage, turning the leftover middle of the site into a shared outdoor room.
