Gardner Studio reworked the showroom for a larger commercial use, divided the former parts warehouse into narrow suites, and reopened the 13-foot historic casement windows along the north facade. The old mechanic bay became Gardner's own studio and fabrication shop, with a new mezzanine extending the second floor into the high volume. New infrastructure, entrances, signage, site work, facade restoration, and selective recladding bring the pieces together.

Our role went well beyond a typical architectural scope. Gardner led the design and self-performed much of the fabrication and construction, moving repeatedly between drawings, the shop, and the jobsite. Testing details at full scale made the work more direct and gave the building enough flexibility to support a mix of independent businesses without requiring the story to be rewritten every time one changes.
