Abandoned for decades, this historic dry cleaners building was in a state of decay. The roof had caved in years earlier and the building was occupied by rusted vehicles and trees growing through the floor. Purchased by local developers with a track record for restoring historic landmarks, the building underwent a complete rehabilitation. The exterior facades were renovated to their original state, including custom period-accurate steel windows and a repaired sign that gives the building its identity.

Gardner renovated the interior into a new home for Stonecloud Brewing. The brewery occupies the space where abandoned vehicles and vegetation once sat in the open air and the taproom occupies what once was the drive-through for the cleaners. The second floor contains offices. Gardner oversaw the historic tax credit process, which also included all new MEP systems in the building.
