Built in 1907 as the home for Pioneer Telephone Company, this William Wells-designed building, listed on the National Register, had fallen into disrepair after years of neglect. Constructed of gray marble terracotta with hand-carved details, it required a meticulous restoration. Gardner oversaw the historic tax credit process and restored the building shell, including the ground floor lobby, marble details, and new storefronts.
Bringing the building up to code while preserving its original design was a challenge. Infrastructure improvements included restoring missing elevators and cages, removing blue granite from storefronts, and repairing sidewalks. Additionally, bridges needed to be removed that connected the Pioneer Building to the adjacent building. Tenant improvements were also completed for corporate offices on five floors, breathing new life into this downtown landmark.
