Gardner teamed with a repeat client to develop a lively, dense residential community in response to an Urban Renewal Authority RFP for this long-vacant downtown corner lot. The 5-story building consists of 302 apartments (including 20% designated for workforce housing), a parking garage, and numerous amenities. Outdoor spaces include a resort-style pool, sundeck, grilling patio, and dog park. The outdoor spaces are clustered into a more active courtyard and a more passive courtyard.

The apartments were carefully designed to maximize efficiency in delivering the greatest number of apartments on this site within the constraints of a very tight budget. The ground floor at the building’s most prominent corner includes several live-work units, which house local businesses. The use of brick on the exterior denotes areas of the building designed to interface with the public. The commercial spaces and walk-up units are carefully designed to activate the sidewalk along this busy street corridor.
